Standing out from the crowd
When Abby first visited Sturt Meadow Cottages, she was one of eight estate agents invited to provide a market appraisal of this charming two-bedroom cottage in Haslemere. That is quite a line-up to stand out from.
For us, the appointment was never just about suggesting a price and talking through marketing portals. We spent time looking at the home properly, considering how it should be presented, where its strongest selling points were and how we could make the marketing feel as thoughtful as the property itself.
With Abby living just moments from the cottage, our client also felt confident that we knew the area well enough to sell more than just the house. We could speak genuinely about Haslemere, the surrounding countryside, local walks, schools, transport links and the lifestyle that comes with living there.
"I was impressed with your approach to marketing and your attention to detail. It would be a pleasure to work with you in connection with the house sale."
The homeowner

Beautifully presented
For every property we bring to market, we want the presentation to feel considered rather than formulaic. That can mean helping to stage the home before photography, moving furniture, styling rooms, making small adjustments and being there in person when the photographer attends.
Not every estate agent accompanies the photography appointment, but we think it matters. The photographs are often a buyer’s first impression of a home, so we want to make sure the property is shown at its very best from the outset.
At Sturt Meadow Cottages, that approach paid off.
The finished property marketing captured the character of this two-bedroom cottage in Haslemere beautifully, from the cosy living room and log-burning stove to the country-style kitchen, south-facing garden and the smaller details that made the house feel special.
Stong interest, the right buyer
The launch generated seven viewings and, from those, the right buyer came forward with an offer at the guide price of £435,000.
But agreeing a sale is only one part of the job.
One of the things we are most conscious of as estate agents is that a sale can quickly lose momentum once solicitors become involved. So before a buyer had even been found, we had encouraged our client to get as much of the pre-sale paperwork completed as possible, including the property information form and fixtures and fittings form.
It may not be the glamorous part of selling a home, but having that paperwork ready can make a real difference.

Keeping things moving
Once the sale was agreed, we stayed closely involved with the conveyancing process. Good communication between the seller, buyer, estate agents and solicitors meant questions could be dealt with quickly, progress could be monitored and anything holding the transaction up could be chased before it became a bigger issue.
We were also fortunate to have proactive solicitors on both sides which, combined with a well-prepared seller, regular sales progression and clear communication throughout, helped keep everything moving.
Contracts were exchanged just 33 days after the sale was agreed.
For our client, it meant a straightforward sale, a buyer who genuinely loved the cottage and a process that felt calm and well managed from beginning to end.
For us, Sturt Meadow Cottages is a really good example of why selling a home successfully is about much more than putting it online and waiting.
It is the preparation before launch, the quality of the property marketing, the local knowledge, the way viewings are handled, the communication afterwards and the work that goes on behind the scenes to keep a sale progressing. Sometimes, the smallest details make the biggest difference.
I had an excellent experience with Abby and Michaela. They were professional, friendly, and really knew how to market my property — the photos and listing were excellent.
Communication was always quick and helpful, and they made the whole process smooth and stress-free. I’d definitely recommend them to anyone looking for a reliable and responsive agent!
